6-10 rooms renovation project courtyard garden a well garage in Graça, Pedrogao Grande
This very spacious renovation project is located just a few minutes from the nice village called Graça, which is part of the town Pedrogao Grande. It is a stone house of two floors, at the moment the main living area is on the top floor and underneath are the typical Portuguese storage rooms for both wine and vegetables. The total urban footprint is 486m2. It has a nice private courtyard with more storage buildings and an open garage. The land is connected from the courtyard and is in two terraces and it has a well. This is a great house for a big family or to turn part of it into holiday lets.
You enter the property through big metal doors into the courtyard, to the right is the open garage with high ceiling of good size. To the left is one of the two stone steps leading up to the main living area on the top floor. This first part is the more recent rooms and they are semi habitable and has a new front door and two windows that are double glazed. Through the middle room will lead you to a veranda and the second part of the house (still on the top floor) this part of the house will require most of the renovation, it is a good space living room with two bedrooms.
The veranda is along most of the house and connecting all the rooms at the moment it is facing the courtyard and nice mountain views. Walking further along the veranda from the "old" part, you will enter into another dining/living room and a kitchen with a open fireplace and a sink in stone. Just outside this part is the bathroom with a bathtub and toilet. From this corner of the hosue is the second stone steps down towards the courtyard and the storage rooms underneath the house.
Under the house there is 4/5 good size rooms, some with the old barrels and wine tanks in them. In the courtyard is animal sheds and a outside kitchen with a fireplace which you can walk through and takes you to the top part of the land. In this part is the well and fruit trees like Pomegranite and wines. On the side of this land is a gate to the bottom part of the land which also has some fruit trees, apple, pear and bay leaf. At the end is an entrance from the country lane into the land, good for more parking if you wish or you could close it.
The house has a septic tank, connection for both electricity and water is there, just need to re-connect and the counsil tax a year is 90 euros.
The location of the property is around 3 minute drive to a village called Graça, here there are a few cafes, mini super market and a school. Graça is part of Pedrogao Grande which will take you around 10 minutes to drive to, but it is also close to the town of Figueiro dos Vinhos, between these two towns, you will find everything you need for your daily life, such as supermarkets, schools, doctor's, cafe's, library, indoor swimmingpool, weekly fruit and vegetables and many river beaches.
Porto and Lisbon is around a 2 hour drive away, Coimbra, Portugal's third biggest city is around 40 minutes away, and the seaside is around 50 minutes.
